It depends on your building, budget, and goals. TPO (single-ply) is the most popular commercial flat-roof choice in Florida — reflective, energy-efficient, and cost-effective. Modified bitumen offers rugged, multi-ply redundancy that's forgiving of foot traffic. Metal delivers the longest lifespan and excellent wind performance for the right structure. Yes — TPO's white, reflective surface bounces solar heat, which lowers cooling costs and eases the load on rooftop HVAC in the Florida sun. A built-up roof is the classic 'tar and gravel' system — multiple plies of bitumen and reinforcing fabric topped with a surfacing layer. Modern modified-bitumen systems are its evolution, adding polymer-modified membranes for better flexibility and UV resistance. Both are still widely used on Florida commercial buildings where multi-ply durability and puncture resistance matter.
A properly installed standing-seam metal roof commonly lasts 40 years or more, even in Florida's climate. Metal resists UV degradation better than membranes, sheds water well, and — with concealed-fastener standing-seam profiles — performs excellently under hurricane wind uplift. Periodic inspection of fasteners and coatings keeps it at its best.
Florida Code, Wind & Hurricanes
A Miami-Dade Notice of Acceptance (NOA) certifies that a roofing product has passed the country's most stringent wind and impact testing. In High-Velocity Hurricane Zones — Miami-Dade and Broward counties — products generally must carry a valid NOA. Elsewhere in Florida, NOA-approved products are still a strong indicator of hurricane-grade performance, and we specify them where appropriate.
The Florida Building Code sets wind-uplift, attachment, and material requirements based on your building's location, height, and exposure. A re-roof or new roof must be engineered and installed to those requirements and pass inspection. We handle the code compliance — attachment patterns, edge metal, and product ratings — as part of every project.
Get the building protected and documented. Call us for 24/7 emergency tarping to stop water intrusion, and photograph the damage before any cleanup if it's safe to do so. Then let us perform a full inspection and written damage report. Don't authorize permanent repairs before your insurer's adjuster has seen the damage — it can complicate the claim.

Cost, Coatings & Lifespan
Usually, yes — often substantially. If the existing roof is structurally sound and not saturated, a fluid-applied silicone or acrylic restoration coating can cost a fraction of a full tear-off, extend the roof's service life by 10–15 years, and add a reflective layer that cuts cooling costs. It also avoids tear-off disruption and landfill waste. We'll tell you honestly whether your roof is a candidate.
Three things matter most: a reflective surface to fight UV and heat, working drainage to prevent ponding water, and regular professional inspections to catch small issues before they spread. A preventive-maintenance program does all three and typically pays for itself many times over by deferring premature replacement.
Ponding water — water that remains on a flat roof more than 48 hours after rain — usually comes from inadequate slope, clogged drains, or sagging insulation. In Florida's heat it accelerates membrane breakdown, adds structural load, and voids many manufacturer warranties. Correcting drainage and adding tapered insulation are common fixes we perform.

We provide workmanship warranties on our installations, and the systems we install carry manufacturer material warranties — often 15 to 30 years depending on the product and whether it's installed by a certified contractor, which we are.
